I found Lot-Sequences to be a terrific resource for anyone who owns a home or is a potential home-buyer, whether new or seasoned. Having bought several homes, I found that the book addresses many issues that I had not considered before. I, like many people, considered the home appearance, rooms, square footage, and location as the primary things to look for in a prospective home. Lot-Sequences addresses easements, riparian buffers, land surveys, wetlands, and so much more--all things that should definitely be a part of the overall decision in buying a house. The author explains the various topics in detail, but in language that the average layperson can understand. He gives good advice on how to find information about the prospective home/lot or who to contact for services related to the home/lot. I had the good fortune to read Eric's book before we got too far into our due diligence process on a horse property. The book prompted us to get expert advice about two specific issues on the property and enabled us to adjust our offer accordingly. The book's an easy read and it contains information you shouldn't assume your realtor knows.
Clearly written for the lay-person. Extremely valuable advice that your builder and agent may not tell you--they probably don't know all the information contained in this book. As Eric says, you can throw enough money at a project to make it work, but sometimes it's better to just walk away. Can't thank him enough.
This book is a comprehensive treatment of a subject usually dealt with in bits and pieces -- the myriad questions that need attention following the decision to buy a building lot or an existing home. Starting with relations with real estate agents and brokers, what can be learned from public records, surveys, plot plans, home inspections, subdivision plans and the like, the book goes on to such subjects as zoning easements, flood plains, sewerage systems, and more.
Buyers are forewarned about subjects that often come back to bite, among them homeowners' associations and lot restrictions, restrictive easements and future changes to neighborhoods because of eminent domain takings. The desirability of title insurance and the limited coverage afforded to both lenders and owners are also described.
As a conveyancing attorney who closed many mortgage loans and cash sales in 35 years of practice, I have personally seen these subjects arise again and again.
